Developing raw land in Thailand can be a very profitable business venture if the investor is aware of, prepared for, and respects the strict land development laws of the kingdom and the authorities
which enforce them.
 

Building restrictions apply to many aspects of construction such as slope inclination (angle) and on the number of plots the developer
can cut out of a single land parcel.
 


Other restrictions to be aware of are minimum road sizes (for developments overa certain size), land development TAX and infrastructure requirements.

If the process of land development is followed in accordance with the law, and design and engineering considerations are commissioned by a professional engineering company, the investor can benefit from
a rapid and often lucrative return

Designing plots, roads and other infrastructure (electricity, water etc) is a service offered by

Time costs money, and the stresses can be enormous, especially when you're operating outside of your natural arena and dealing with your investors cash. We know this and work to save you and your financers money without making rash decisions and overlooking the importance of due diligence and thorough project.

In our experience, during the initial design phase it is far better and more environmentally forgiving (and often cheaper) to work with the natural lay of the land. This allows the engineer to determine an aesthetically pleasing and naturally compromising design.

Old school designers have a tendency to lay out a conventional, western, housing development style mathematical grid over a landscape with total disregard for natural features such as large trees, boulders
and gullies, creeks and ridges. This inevitably leads to the developer experiencing expensive and unplanned problems, such as impossible road building and often catastrophic drainage problems.
